I Gave a 45 minute presentation on the state of the retail economy to real estate convention in downtown Louisville (International Council of Shopping Centers, ICSC). After reviewing the national situation relative to retail real estate I spoke at length about the deteriorating situation in Kentucky and Tennessee. I closed with a segment on how Cap and Trade will require property owners (both residential and commercial) to have energy audits on properties done, and costly improvements in efficiency made, prior to being able to sell. People were stunned that this legislation has already passed in the House.
